5 properties going under the hammer with Clive Emson

Two Cliftonville flats are to be auctioned next month with guide prices of under £65,000.

The lots are among the 133 properties due to go under the hammer with Clive Emson auctioneers on February 6.

Lot 45 – Flat 3, 23 Surrey Road, Cliftonville

Flat 3, Surrey Road in Cliftonville, is a one bedroom property with the remainder of a 125 year lease from 2015 and a guide price of £40-45,000.

Lot 60 – Flat 3, 44 Harold Road, Cliftonville

Flat 3, 44 Harold Road in Cliftonville,is a two bedroom flat currently let at £3,900 per annum with the remainder of a 99-year lease from 2009 and a guide price of £60-65,000.

Lot 79 – 41-43 Victoria Road, Margate

Also amongst the lots is a plot of land in Margate which has planning permission for eight houses.

The land at 41-43 Victoria Road sits in a predominantly residential area.

Dave Henwood, auction valuer, said: “This site is situated close to the seafront and the Old Town.

“Plans include blocks of two and three storeys and each property would have a terrace to the rear on the ground floor.

“Clearly it requires a builder or developer to take on the site.”

The freehold guide price is £320,000-plus.

Lot 28 – Flat C, 4 Cecil Street, Margate

Also at the sale in Margate is 4 Cecil Street, a three or four bedroom flat which will be offered  with a new 125-year lease.

Currently it is let at £7,500 per annum and it has a freehold guide price of £115,000-plus.

Lot 31 – 105 High Street, Margate
