Crumps Farm in St Nicholas-at-Wade has been put on the sale market again, this time through Clive Emson Auctioneers with a freehold guide price of £500,000-plus.
The land, owned by St John’s College Cambridge, was formerly a livery yard, but at present is an unoccupied farm site. The site is adjacent to the Grade I Listed Church of St Nicholas.
Crumps Farm consists of a Listed Threshing Barn, an unlisted, smaller Threshing Barn, single storey store buildings and a later Dutch Barn and semidetached Cottage. The 18th century unlisted Threshing Barn is considered to be curtilage listed.
The site also contains several modern buildings and outbuildings alongside the historic buildings.
In September 2023, two applications for change of use and development at the farm were granted by Thanet council. The applications were for conversion of the existing dilapidated Grade II Listed and unlisted Threshing Barns, Dutch Barn, Cottages and store buildings to the south. The scheme also included two new dwellings on the sites of modern farm buildings earmarked for removal.
The property was last offered for sale by Savills in April but now goes under the hammer with Clive Emson. The sale will conclude on Friday 1st November.

£500k?? How about a clean £2k in cash and we’ll call it even xx
£500K is only the guide price. Likely to achieve more than that.
Maybe not a great deal more, it’ll cost a huge amounts to convert the barns ( more if the conservation officers are pedantic about things such as using reclaimed kent pegs etc.
plus the vendor is keeping the option of a right of way across the site to access other land they own and for that right of way to be upgraded to an acess road in the future if they so desire.
So presumably there’ll be an application to build on what were the fields / paddocks that were the rest of the livery yard at some point. Details of what that right of way is to consist of aren’t as yet known.
