Thanet Property Network: Project management, property searches and more

Ryan Fitzpatrick, from Thanet Home Buyers, is a member of the Thanet Property Network.

Here he shares news of the network’s most recent meeting:

We had a great get together again earlier this month, with a good turn out and some very interesting guest speakers. It’s so useful to be able to meet with other property people in our area to share stories, compare notes and do some business.

We had Charles Mount from GPM partnership give us some great insights to the world of quantity surveying and project management. He explained the usual roles and responsibilities of a quantity surveyor and project manager, such as design economics and cost planning, contract practice, procurement and tendering, project financial control and reporting and quantification and costing of construction works.

It was a good reminder of the importance of employing the right people around your development project and how failing to do this could be extremely costly, as was the case for a couple of case studies they touched on.

We also took a look at some of the exciting projects they have been involved in around this area, including the £26m redevelopment of Sittingbourne, the £45m residential development at Ashford Riverside Park and a single house in St. Margaret’s which was recently featured on Grand Designs: House of the Year.

Joint venture

We also covered the fantastic opportunity GPM presented to joint venture with them on new developments. They are actively looking other developers and/or land owners who might be interested in working with them to develop sites of all sizes – GPM can manage the process of planning, arrange finance and project manage the entire development.

Technology

We also had a very interesting talk from Matt Elder, who is a bit of an expert in the world of technology, specifically in relation to all things property searching. I like to think that I already have a good understanding of this process but was blown away by the amount of detail Matt is able to find using the methods he has mastered. I picked up some great tips on how to improve my search process and, as a result, am now able to be even more thorough with my due diligence on any potential new deals.

Matt demonstrated to us exactly how he can dig in to these details and ran through some working examples. Going through this process can help when it comes to negotiating on sales and can help to avoid potential costly mistakes later down the line.
