Two shops, four flats and a garage at 28-30 Grange Road, Ramsgate, are to go under the hammer at auction this month.
The property housing Green Coffee House, neighbouring bridal studio Poppy Perspective plus the flats and garage is to be auctioned with a guide price of £375,000 – £425,000.
Both shops are let on commercial leases and all but one flat have tenants.
The property is currently let at £20,420 per annum and has been listed with Clive Emson Auctioneers and Miles & Barr.
Jon Rimmer, auction appraiser, said: “The freehold property is arranged as two shops and four flats with all units being let apart from the top floor one-bedroom flat.
“All flats could do with some improvement but have double glazed windows and electric heating systems.
“It is understood the current rents have not been increased in around five years and there may be potential to bring these up to a market rent.
“There is also a garage (currently let), which may offer potential for future development, subject to all necessary consents being obtainable.”
The auction ends on Wednesday, 20 September, with live bidding starting 48 hours before.
That is a sweet little coffee shop too, what a shame to lose it.
Maybe the new owners could tidy it up, remove the weeds, repaint, repoint the brickwork and get the police to stop drug deals happening outside of the shops/betting shop across from it at all hours.
