Ramsgate bungalow almost doubles guide price at auction

A detached bungalow in Ramsgate that was offered in Clive Emson’s landmark 200th sale with a guide price of £150-155,000, stunned the room when it sold for £297,000.

The property at 105 Grange Road is on a large plot let recently for £10,500 per annum – and  requires improvement.

The lot was among 150 being offered by Clive Emson, the land and property auctioneers.

Dave Henwood, auction valuer, said: “This property and the land it is one have potential and that helps explain the price paid.

“However, before carrying out any changes the correct consents must be obtainable.

“It was offered on the instructions of the receivers and there was plenty of interest between a number of parties.”

At Egbert Road, Minster, Ramsgate, is a plot of land next to The Old Bungalow, which has planning permission for a two bedroom house.

The freehold guide price was £80-85,000 and it sold for £109,000.

Also in Ramsgate was 44 Fairlight Avenue, a mid-terrace three bedroom house in need of improvement with a freehold guide price of £130,000-plus that sold for £148,000.
