Land promoter Richborough is holding a public consultation on plans to create a 400 property development on agricultural land at Cliffsend.
Richborough says the site would have 400 properties – including 120 ‘affordable’ units- and 3.45 hectares of land set aside for new employment, retail, recreation and community uses.
The consultation website says: “ Currently, Richborough is exploring the inclusion of a food retail store, EV charging court, drive-thru, early years nursery, community hall, sports facilities (padel courts) and land for GP facilities.
“The proposals provide an extensive over-provision of green infrastructure to be publicly accessible through the creation of green, active corridors connecting residents to new facilities.”
The developer says there will also be accessible and adaptable homes provided throughout the site.
The parcel of land is bounded by Canterbury Road West and Hengist Way between the Cliffsend and Sevenscore roundabouts. A planning application will be submitted to Thanet council in ‘the coming months.’

In January Richborough also submitted a planning application for 200 homes on around 9.44 hectares of land across two separate arable agricultural fields which are either side of Cliffsend’s Cottington Road.
The site is not allocated for development in the Thanet Local Plan but was put forward for consideration during the council’s call for sites in 2021.
Richborough says it wants to build 200 homes with 30% {60} affordable homes for people on low incomes, first-time buyers and key workers in a ‘tenure blind’ scheme where “it is not easy to differentiate between the private and affordable homes.”
This application was rejected by Thanet council in June. The developer appealing and Planning Inspectorate hearings took place last month. A decision on the appeal has not yet been published.
