The former Royal British Legion Club building in Margate -most recently used as a temporary hub for the homeless – has failed to sell at auction.
The property was listed with Clive Emson with a guide price of £575k plus fees. It didn’t sell but currently remains listed as available on the auctioneer’s website.
The five-storey end-terrace period property, in St John’s Road, is currently arranged as a 10-bedroom HMO (House of Multiple Occupation) but has been granted planning permission and Listed Building consent for conversion into seven flats.
The proposed scheme, submitted by owner Paramount Independent Property Services LLP, was approved last year.
In 2020 a proposal for the site to be used for homelessness accommodation for a period of three years was approved. The site was used for a mix of seven emergency bed spaces and rooms for homeless households, and a community hub for Rise clients (Rough sleeper Intervention Support & Empowerment).
The Grade II listed building underwent a number of alterations when it was converted for the assisted living space for those who were homeless.
This permission ran out in September 2023. The site was used as the Legion Club until it shut in 2018 and the property was sold at auction for £400,000.
