New application for flats, rooms and micro-brewery at The Knot in Westgate

The Knot

A new planning application has been submitted to create flats, letting rooms and a micro pub on the site of The Knot pub in Westgate.

Planning approval was gained last year to retain the existing Beach Road public house, The Knot, and convert it into apartments, a micro brewery and room lets for the brewery.

The new application asks permission to expand on the scheme:

  • Increase the size of the northern stair core to allow for ease of access
  • The north-eastern side of the roof will be lifted to allow for a 3 bed loft apartment, with its own balcony.
  • Extra car parking spaces have been added to allow for the extra apartment
  • Landscaping has slightly changed to allow for cycle storage
  • The material for the circulation cores has changed to a yellow brick to blend in with the surrounding brick built houses and the approved townhouses near the site.
  • Internal entrance arrangements to Units 3 & 5 have changed to accommodate the extended circulation core.
  • Existing site features have also remained such as the retaining wall around the southern stair core. This has been increased.
  • Sun tunnels have also been introduced in unit 2.

The previous application also had approval for three townhouses to the rear of the site. As this part of the site is now under different ownership, it will not be involved in the current planning application for four, one-bed, three two-bed and one three-bed flat, plus three letting rooms with associated parking, bin and cycle stores, micro pub on the ground floor and the erection of 2 and 3 storey rear extensions and alterations to the existing roof.
