A Cliftonville property has sold at auction for nearly £250,000 over the guide price

A four-storey building in Cliftonville that has stood vacant for years sold at auction for £397,000 – almost a quarter of a million pounds above the guide price of £150,000.

The property at 33 Beresford Gardens is thought to have once been part of a nursing home.

Two permissions over the years have been granted, including one for converting it into flats but those have now lapsed.

It was among 139 lots listed for sale by Clive Emson, the land and property auctioneers.

Kevin Gilbert, auctioneer, said: “We really had a bidding war on our hands with this Thanet lot.

“There was plenty of interest as people could see its potential and also knew that in previous years permissions have been granted.

“Clearly there are various ways in which this can be developed, subject to all necessary consents being obtainable.”

Other sales

In Broadstairs a detached bungalow with two bedrooms at 30 Botany Bay Road, offered with a freehold guide price of £225,000-plus, sold for £260,000.

At 4 Richborough Road in Westgate a mid-terrace, two-bedroom house for improvement with a freehold guide price of £140,000-plus went for £168,000.
